Unique Characteristics of a Maryland Mortgage

Like any state, home loans for Maryland properties have some unique characteristics. For example, on purchase transactions in Maryland, a buyer who has never owned a Maryland property is exempt from the Deed Transfer Tax. This tax is otherwise 0.50% of the sale price, ie $2,000 on a $400,000 home purchase, so quite a significant savings!

On refinance transactions in Maryland, there is an additional recordation tax if the new loan amount exceeds the amount of the loan being paid off. Further, the guidelines for computing this tax differ by county. Lenders not familiar with Maryland can easily fail to disclosure this tax to borrowers at time of application....which is then shockingly realized at settlement.
